03 · Who pays for what

The brokerage carries

  • Broker supervision and contract review
  • Trust accounting and commission disbursement
  • Canva Teams account
  • One-on-one coaching and CRM setup
  • The Bluffdale office, desks and meeting space

You carry

  • Your own license and association dues
  • MLS access
  • Your personal marketing

That is the complete list of agent-borne costs. If anything else comes up later, it would be a change to this schedule and you would be told before it applied.

04 · How the money actually moves

    Trust account

    Earnest money and client funds run through brokerage trust accounts. Never an agent’s personal account.

  • 02

    Disbursement

    Commission disbursement runs through the brokerage. The $750 is deducted at closing rather than invoiced afterwards.

  • 03

    Payroll

    Commissions are processed daily and deposited the following business day.

05 · Supervision and compliance

Contracts, disclosures, deadlines and earnest money pass through broker review. The principal broker reads the contract with the agent and explains the reasoning behind each provision, so the agent can identify it independently next time. Unusual mid-transaction questions go directly to the principal broker.

06 · Ownership

Your leads
Agent-owned. The brokerage does not sell leads to its agents or assign purchased lead lists.
Your database
Agent-owned. It transfers with the agent on departure.
Your brand
Agent-owned. No requirement to operate under a brokerage-controlled personal brand.

Provided by other agents at no cost and no share of commission.

07 · Joining, step by step

    Conversation with both founders

    Thirty to sixty minutes with both founders. No recruiter, no intermediary.

  2. 02

    Paperwork in writing, first

    Independent contractor agreement and fee schedule before you commit to anything.

  3. 03

    License transfer

    Utah Division of Real Estate, board and MLS updates, plus a plan for transactions already in progress so no client gets dropped.

  4. 04

    First month

    Goals set backwards from your life, CRM built with you using your actual people, introductions to everyone here.

08 · Governance
